In this case, I would like to touch on the topic of scams or illegitimate transactions related to real estate. There can be many examples, but here are the main ones.

1) In Real Estate transactions, people often turn to Real Estate agents or so-called intermediaries in property deals. When selling or purchasing Real Estate, a power of attorney is usually issued to the agent, which is notarized. The power of attorney specifies the range of powers granted to the person to whom it is issued. It is unfortunate that people do not always familiarize themselves with the powers they are transferring to the intermediary, and as a result, they sometimes find themselves in less than ideal situations or are simply deceived.

Company LLC Riga Detective Agency have repeatedly encountered cases of fraud in this area, and it can be said that Our Customers have mostly suffered due to their negligence, as they simply trusted the brokers, considering them to be more competent. However, if Our Customers had turned to us earlier to check the integrity of the deal and the property itself, they probably would not have suffered.

In one case, by granting a power of attorney to a broker and giving him a number of authorities regarding their property, Our Customers not only lost it but also ended up owing the bank, as the broker turned out to be a fraudster and simply took out a substantial loan against the property. Our Customers, in turn, were assured by him that the house sale was about to happen and that they should be ready for the transaction at any moment.

The power of attorney was issued by the broker for an unlimited period, and there were more than enough powers, which the fraudulent broker in this case took advantage of.

Seven months later, Our Customers decided to revoke the power of attorney, and then, upon receiving a notice from the bank that they needed to repay a loan that had been issued against their house, were shocked and turned to us for help. The broker's phone was disconnected!

We, in turn, discovered that the fraudulent broker had deceived many people in this way, once again taking advantage of their trust!

We can add that it is necessary to thoroughly check all the information before making any deals, about the people You are going to work with; this is Really Necessary!
In this case, Our Customers have to pay the bank 150,000 Euros, which could have been avoided if they had timely consulted the Riga Detective Agency before issuing the power of attorney.

2) There are also situations like this: in order to avoid paying a large state fee, the purchase price is often stated lower than actual in sales agreements. However, such a small scheme can lead to not the best consequences. For example, You purchased Real Estate worth 150,000 Euros. In the official contract, you indicated a price of 15,000 Euros. The remaining 135,000 lats You, as a conscientious buyer, transfer to the seller, but this is not officially documented anywhere. After the sales contract is concluded, a petition is submitted, and the documents are filed in the Land Register, but for some reason the registration does not take place. The circumstances can be any.

For example, the seller forgot that he owes someone money, and this fact is documented. The creditor places a lien on the property registered in the Land Registry. In short, the deal did not go through. Ownership rights were not registered to the buyer. In this case, as the buyer under the contract, You can demand only 15,000! If by that time You had already paid the full 150,000, then You will probably not get back the 135,000.

There are numerous schemes in the Real Estate Sector. Often, third parties – brokers – come up with such schemes that an ordinary person would never think of.
